Working class NYC guy here. Had $10K laying around 7 years ago. Someone told me that there were houses in Kensington for $40K-$50K and it would be a great investment. I find a semi-attached one a couple of blocks from the Margaret/Orthodox (?) station for $48K. I do a couple of days of net research and I'm all fired up about the prospect of buying one of these shitboxes and fixing it up. I even called a broker to come take a look. Before I commit to going out there, I do some more research. Apparently, some Hasid had the same bright idea as me and bought the corner sports bar right up the block on the corner. He tried to turn it around and throw out the drug dealers. They, in turn, killed him. Additionally, I find who would have been my next door neighbors on youtube: A negro family gleefully using a house vacuum on an extension cord to clean the small strip of grass that separates the sidewalk from the street.

I know there are a lot of states where you can still buy places for $50k. The nice thing about Vegas and Oregon is that the population is still growing at a steady rate. As long as the population keeps growing, prices will keep going up. Basic supply and demand.

The tricky thing about investing in places like the midwest is that population is shrinking. Basically every year there's downward pressure on prices.

In my experience, you want to run far away from anything that can eat into your earnings.

For instance, my most lucrative property by far is this shitbox in Vegas. It has no yard, the HOA is $50, taxes are virtually nil.

Condos and townhomes don't work because the HOA fees eat into your income.

Then again, I'm out here on the west coast where it's not unusual to have $400 HOAs.

Yeah. I'm looking in cheaper areas CT where the average price for a middling 2BR/2Bath condo is $180K-$220K. The maintenance fees are usually $275 to $300. I'm not really hoping to ger rent rolls, hut just to have something else out of the city for myself and slowly transition out of here. I currently own a studio co-op that is completely paid off. I don't make a king's ransom as a bouncer and my family never gave me shit and won't ever. If/When I do this, I'll probably end up renting out one of my bedrooms for a while to offset my costs for tax and HOA fees.

The "owner-occupier" thing works really well. Basically live there for the first couple years, then rent it out. The terms on owner-occupied mortgages are really nice.

Maybe I can get a tax benefit if I establish the property as a cuck santuary. Just spitballing...
