Some stellar opielogic from Friday. This is definitely a scam, and definitely NOT just Opie being an idiot and blaming the bank for his own error.

1) Opie misses his February mortgage payment. 2) The bank charges him a missed payment fee. 3) Opie doesn't realize his missed payment until March? 4) Opie makes his February mortgage payment in March—now a month behind. 5) The bank charges him a missed payment fee because he still hasn't paid March. 6) The bank is scamming him. Clearly.

Once a month. He was telling Jim when he pays his bills, he sends more than what's due to cover the coming months. Jim actually thought it was smart to send the bill collector more than what was owned.

You guys think the banks are bad? What about the phone companies, I didn't pay the bill and they cut my service. What the fuck, you'd think they'd check your record and realize I'm a good customer but no, don't pay for four months and that's it like just another bum on the street.

He said he paid off the whole next year thinking that the money he was depositing would cover his late payment but instead the bank just used the money to pay months going forward and not the one he missed without the bank telling him he needs to specifically ask to pay the missed payment and wasnt telling him he was getting more late fees.

No, you're wrong. First of all, you can't "prepay" your mortgage for a year. If you owe $500,000, and you pay $100,000 in January, you still owe your monthly payment going forward. The advantage of the $100,000 payment is only that it eats into your principal.

What he was referring to as "paying for the year" was the savings account he opened with the loaning bank. He opened an account with them and put in enough to cover payments for a full year. So that account would auto-pay his mortgage payment each month. When the year ran up (February), he forgot to resupply the account. That led to him missing February's payment and being fined. He thought that as long as he paid the fee and a single payment in March, he'd be back on track.

But a mortgage doesn't work like a credit card. You can't just miss a month, pay a fee, and then start again with the same balance the next month. If you miss a mortgage payment, you owe the fee plus a double payment the next month. If you only make a single payment the next month, you are still behind one month.

Nobody should have to tell him this. To anyone who actually has to think about paying a mortgage, this is made very clear.

I thought he just opened the savings account now with the money for the missed payment and then the money for the year and asked if they would withdraw the money for the missed payment which they said they wouldnt even though the money was there for it?

I think most of a "prepay" on a mortgage goes into escrow actually.

How so (genuinely asking)? I thought only tax payments went into escrow. Why would an additional payment go into escrow?

I don't really know but my brother rounds up on his mortgage payments, and everything extra goes directly into escrow.
